On-Site Square Footage Calculation:
An easy calculation for traditional office space is 150 square feet per employee for mostly open space and 300 square feet per employee when a space has a majority of offices. Most tenants fall somewhere in between.
On-Site Example: 30 Employees x 225 square feet per employee equals 6,750 square feet
Hybrid Square Footage Calculation:
Tenants implementing the Hybrid model can have a cost savings up to 50% but typically it will be around 25% or less. Simply put, you have to lower the employee to desk ratio through office hoteling, hot desk or 100% remote.
The typical employee to desk ratio is .8 to 1.0. To achieve cost savings you will need to be between .3 to .7 in the Hybrid model.
Hybrid Example: 30 Employees x .5 employee desk ratio x 225 square feet per employee equals 3,375 square feet or 50% Cost Savings
