The Top 10 Questions To Ask While Touring Office Space
#1 What is the size of space? Your rent will be based on rentable square feet which can include 10% to 15% of square feet that is not actually in your space. Usable is the actual size that will be in your office space. Rentable includes the pro rata share of common areas such as the lobby space.
#2 How many parking spaces? Reserved or non-reserved?
#3 Is there a shared conference room?
If don’t use a conference room that often then having one on site can be a great option.
#4 What security does the building have?
#5 What is the minimum lease term?
Lease terms will range from 3-7 years for traditional office. The key factors in determining the lease term will be the cost to finish out the space, how long the space has been on the market and how desirable is the space.
#6 How will the landlord delivery the space?
Always ask the landlord to “Turnkey” the space. This means the landlord will do all of the work and pay for all of the cost. Unless, the tenant is asking for above market finish-out the landlord should “Turnkey” the space.
#7 Is there a deli, Grab & Go or food delivery?
Always convenient for those busy days.
#8 Who is the biggest tenant the building?
Good to know and make sure they aren’t hogging the parking
#9 What other amenities?
Some nice to haves are tenant lounge, fitness center, etc.
#10 Ask the landlord to quote the rate on a monthly basis vs per square foot.
It always easier to understand if the space fits into your budget

#11What rent concessions are being offered?
Landlords will typically offer Free rent, free parking and/or tenant allowance to incentivize tenants to lease their space. The longer the lease the more concessions will be offered.
#12 Can I get a Termination Option?
Landlords hate to give out termination options but some circumstances the landlord will consider the option.
#13 Is there any other space coming available in the near future?
You never know if there is a better space that will be coming available.
